I have gotten to the point where I refuse to deal with them throughout the escrow process because I have been accused on numerous occasions for deals on houses not going through, when in reality - I was just looking after my client’s safety and wellbeing, as well as abiding by the NSW Fair Trading laws for Building Consultants - which is very important since the de-regulation of these laws which I have blogged on previously. Finding a building inspector since the laws have changed can be a dangerous - you must ensure that your inspector is fully insured and qualified.
My inspection reports are very thorough and I ensure that every scratch is listed, as I like to say - every imperfection tells a story - and for all those Inspectors out there - don’t listen to the Agent - listen to the Client.
When ordering your property survey, you have many different options - you could get a straight out building inspection, a pest inspection or a combined building and pest inspection. The later of course being the most pricey, however the most comprehensive - and in my experiences - an absolute must when buying a house.
